Earnest Money Deposits

Earnest money funds to individuals or businesses seeking to purchase real estate. Earnest money is a deposit made by a buyer to demonstrate their serious intent to purchase a property. It is typically paid at the time a purchase agreement is signed and is held in escrow until the close of the sale, at which point it is either returned to the buyer or applied towards the purchase price of the property.

We offer a convenient and secure way for buyers to access the funds they need to make an earnest money deposit. Our goal is to provide a simple and reliable source of funding for those looking to enter into a real estate transaction, and to ensure that the earnest money process goes smoothly for all parties involved. In most cases, the funds we provide are paid back at the close of escrow, either through the sale of the property or through other means agreed upon by the parties involved.

Double Closing

Transactional funding is a creative financing strategy that involves a short-term loan borrowed and paid back quickly to conduct a double closing.

Transactional funding involves a short-term loan borrowed and paid back quickly, usually within the same day, but sometimes as long as a week.

Wholesalers typically use transactional funding when conducting a double closing or simultaneous closing.  Access to this kind of short-term financing allows real estate wholesalers to buy and sell properties quickly without using any of their own money.

Proof of Funds

Proof of funds is simply the verification you provide to show you have the money required for a transaction. For example, in real estate, a seller may ask you to provide proof of funds to show that you can cover the costs of purchasing a home.
